The Brief:
KIM Construction & Development was approached by a young couple who had recently purchased a dated two-bedroom flat in Shoreditch. They engaged us with a clear set of requirements to transform the property into a high-end, contemporary home with subtle industrial elements.

Layout Reconfiguration:
Open up the existing kitchen and living room by removing the dividing wall to create a single, spacious open-plan area suitable for modern family life and entertaining. -
Kitchen Design:
Relocate and redesign the kitchen with a clean, minimalist aesthetic. Include handleless cabinetry, integrated appliances, a central island with pendant lighting, and quartz worktops. -
Bathroom Upgrade:
Fully refurbish the bathroom to include a walk-in rainfall shower with a glass screen, a wall-mounted floating vanity unit, a concealed cistern WC, large-format porcelain tiles, LED mirror with demister, and underfloor heating. -
Flooring:
Supply and install wide-plank engineered oak flooring throughout the entire flat, including living spaces, hallway, and both bedrooms. -
Storage Solutions:
Provide bespoke fitted wardrobes in both bedrooms to maximise storage without compromising floor space. -
Joinery and Finishing:
Replace all internal doors with fire-rated oak doors. Update skirting boards and architraves to a clean, modern profile to match the contemporary design. -
Electrical & Plumbing:
Carry out a full rewire and replumb to support the new layout and ensure compliance with modern standards and regulations. -
Decoration:
Fully re-plaster and decorate walls and ceilings using a neutral colour palette, as selected in collaboration with the client.
The couple’s focus was on achieving a seamless blend of style and practicality, with quality finishes, functional use of space, and attention to every design detail. The project was delivered with these priorities at its core.

The Project:
The transformation of this dated two-bedroom flat into a high-end, contemporary home required close coordination between our design, construction, and project management teams. The client approached us with a clear vision: to create an elegant and functional open-plan living space with premium finishes, a sleek modern bathroom, and warm engineered wood flooring throughout.
Before works commenced, a full condition survey of the property was carried out. Due to the age and layout of the flat, it was necessary to assess the load-bearing walls, existing plumbing routes, and electrical circuits. A structural engineer was consulted to verify that wall removals required to open up the kitchen and living area could be safely executed. We liaised with the local authority to confirm the works fell within permitted development and followed all building regulation compliance protocols.
Our senior project manager created a detailed Construction Phase Plan to ensure the sequencing of works allowed all trades to operate efficiently within the constraints of the building. Material procurement and storage logistics were carefully planned to minimise disruption within the residential block.
Once on site, the team began by erecting internal protection, installing temporary dust partitions, and ensuring shared areas of the building were safeguarded. We stripped out all old kitchen units, sanitary ware, existing flooring, and wall finishes. All outdated plumbing and electrical systems were removed, and a full rewire and replumb were completed in line with modern standards and regulations.
To achieve the open-plan layout, we removed the dividing wall between the kitchen and living area, introducing a steel support beam following structural calculations. We also relocated the kitchen to the rear corner of the space to better suit the client’s preferred flow and layout.
A bespoke kitchen was installed, featuring handleless cabinetry, quartz worktops, and integrated appliances. Feature pendant lighting was installed above the island, complemented by recessed LED downlights throughout the ceiling space.
In the bathroom, we supplied and fitted a walk-in rainfall shower with a glass screen, a wall-mounted floating vanity unit, a back-to-wall toilet with concealed cistern, and large-format porcelain tiles in a muted natural tone. An LED mirror with demister and underfloor heating completed the space for both comfort and luxury.
The entire flat was finished with wide-plank engineered oak flooring, which was laid seamlessly throughout the living areas, hallway, and bedrooms. All internal doors were replaced with modern fire-rated oak doors, and new skirting and architraves were installed for a clean, cohesive look.
Walls and ceilings were fully re-plastered, primed, and decorated in a neutral colour palette chosen in collaboration with the client. We installed made-to-measure fitted wardrobes in both bedrooms to maximise storage and enhance the overall finish.
The project was delivered on time and within the allocated budget. The client was especially impressed by the quality of the finishes, the transformation of the kitchen into a bright and sociable heart of the home, and the overall attention to detail provided throughout the process.
